Real Estate Prospecting in Spring 2025


You need to understand what works right now is what has always worked

(at least for 30+ years I've been doing it).


Hard truth: Social media is not prospecting.Good social media reinforces that you’re good at real estate, but it’s not how you get clients.


Real estate is all about personal connections. It used to be called “belly-to-belly,” and it means getting out there and talking to people.


You need to know what to say when you’re face-to-face—and just as importantly, have a solid follow-up plan afterward.


Heard of “farming”? It’s simple: pick a specific area and become the expert.


Send written material to the neighborhood every month. When you get a listing, send a “just listed” card. When you make a sale, send a “just sold” card.


It's a grind with a plan. Do it, and you'll own that area.


Make sure no one is working harder there than you!


I've had thousands of conversations with real estate professionals over the years and have seen the most helpful advice comes as the simple and hard truths. No soft language or spin.
